Communale Properties is a Colorado-based industrial real estate firm with a portfolio of 5 commercial and industrial buildings, spanning batteryproduction, metals fabrication, and aerospace engineering.
With Colorado’s new Building Performance Standard(BPS) requiring up to 20% emission reductions by 2030, the client needed a reliable partner to secure compliance, avoid fines of up to $60,000 per property per year, and protect operations without major retrofits
Challenge
The portfolio contained a mix of facilities, some potentially exempt under Manufacturing, Agricultural and Industrial (MAI) provisions, others fully covered by the new BPS regulations.

Created detailed ENERGY STAR profiles for all five buildings to establish accurate baselines for energy use intensity (EUI) and GHG emissions.
Data collection and validation:
Gathered and analysed full-property utility data across multiple tenants to ensure complete coverage and reliable benchmarking.
Regulatory evaluation:
Worked directly with the Colorado Energy Office (CEO) to assess Manufacturing, Agricultural, and Industrial (MAI) exemption eligibility, file exemption requests, and confirm the best compliance pathways for non-exempt buildings.
Compliance pathway modelling:
Modelled four potential compliance options; Energy Efficiency Target, Energy Efficiency Standard Percent Reduction, GHG Target, and GHG Standard Percent Reduction, and confirmed full compliance through 2026 and 2030 with no capital investment required.
Reporting and roadmap:
Managed all CEO filings and responses, delivering a tailored compliance roadmap that outlined data collection protocols, verification schedules, and next steps through 2050.
