The commissioning process has two objectives:

1) Ensuring the project maintains building construction and energy code compliance

2) Verifying that building equipment is installed and operating as intended according to both design documents and the owner’s project requirements, ensuring their optimal efficiency. This is only achieved by beginning in the design phase, documenting the design intent and continuing through construction, acceptance and the warranty period with verification of performance. 

In this case, the infrastructure of the building services was connected to the campus’ central energy plant for cooling, heating, fire protection, and electrical power. In addition to commissioning these systems, we helped integrate the efficiency measures on the building envelope, plumbing and HVAC. 


EBI provided a multi-phased commissioning scope ensuring that all building systems performed interactively according to the design intent and the owner’s operational needs. The project spanned multiple years, from design to post-occupancy review. Throughout the project, we regularly updated the project team on milestones progress to ensure timelines and budgets were met. 


We identified and resolved several project issues early on, including outlining acceptance requirements for the installation, air balancing, and controls integration of the main floor lobby heating system, ensuring functional testing was achieved on schedule. By the end of the acceptance phase, over 147 issues were documented and resolved. The entire commissioning project concluded on time and on budget.
